There’s little better in life than waking up each morning to freshly brewed coffee, walking across a pristine garden to a turquoise pool, and watching the sun rise over deep blue Caribbean waters. Fortunately this is exactly what’s on offer at each of the five utterly tranquil villas on Prospect Estate. Once a working plantation of all spice, coconuts, coffee and sugar cane, five plots have since been transformed into stunning villas with beautiful grounds and gardens. Vast mango trees sit alongside vibrant frangipani, shaded by coconut trees and towering palm groves.

These airy villas are fully staffed, with warm and attentive butlers and chefs, gardeners and housekeepers, meaning you needn’t lift a finger during your stay, and yet it all feels so remarkably relaxed. It also means that you can tailor your time at Prospect Estate to make it exactly what you want. Days lounging by the pool, a Jamaican cookery lesson one afternoon, or an excursion to the Blue Mountains to see stunning landscapes. Just make sure you’re back in time for Golden Hour when the villas are dappled in warm, apricot light and the team is shaking up evening cocktails ahead of dinner.

Highs

    • The location is superb, right on the water’s edge, with endless, panoramic views of the Caribbean Sea

    • The villas all have great pools and outdoor space, meaning you can relax without even leaving the grounds. There's also a gym and tennis court
    • Lively Ocho Rios with its popular beach, bars and restaurants is just 5 minutes down the road

Lows

    • Only the largest villa, Frankfort, has a private beach; the sea in front of the other villas isn’t swimmable. For a beach swim, it’s a 10-minute drive
    • It might seem expensive, but staff and services are included in the rate. If you divide the price between a few of you it works out as less than lots of the island’s hotels, but with much more privacy and charm
    • Not all rooms have sea views, but you're never far from a glimpse of it

Best time to go

Mid-December to mid-April is dry season, with warm, sunny days, balmy evenings, and only occasional rain. The shoulder seasons of late April and May can also be good, but it does start to get a little wet. June to November is rainy season with a risk of hurricanes, so best avoided.

Our top tips

Spoil yourselves and go for an entire week. Organise three or four activities and outings with the team before you arrive and create a food menu which speaks to your interests, making sure to try Jamaican fare at least once or twice! This will offer you the best of both worlds: a deeply relaxing break on Caribbean shores, but also the chance to experience Jamaica’s unique and distinctive island life; very different to other islands nearby.

Rooms

There are five, glorious villas on Prospect Estate, sleeping between 6 and 12 in a mixture of double and twin bedrooms. Each one is spacious and sensitively decorated, with a pool, numerous lounge areas, outdoor dining tables and a generous, vibrant garden for lazy afternoons in the sun. The villas range in size and price, increasing accordingly, and if you’re looking for a huge splurge, choose Frankfort, known for its celebrity A-list visitors, 100m-long private beach and 8-person hot tub.

We stayed in Wag Water Villa, the smallest villa, which sleeps six and has a nice layout. Three, airy en-suite doubles open into a lounge area and onto a spacious veranda with lounge chairs and a sofa. The interior decor is bright, with neutral tones, and doused in natural light and a calm sea breeze throughout the day. Bedrooms are comfortable and roomy, as are the bathrooms, complete with rainfall showers and the estate’s own toiletries.

The services of your butler, chef, housekeeper and gardener are included with the villas. All team members have staff quarters on the estate, and the butler will be on site 24 hours a day while you are staying.

Eating

Staying at Prospect Estate means your own personal chef throughout your stay (included in the rates). It also means you tailor the suggested menus entirely to your interests. The villa manager will get in touch ahead of time to discuss what you’d prefer, and it is advised you make your menu choices before arrival for the first two days of your stay. Either buy your own ingredients or take advantage of the shopping service. 

Wanting to try the island’s cuisine, we opted for a fully Jamaican menu but varied international fare (Italian and French, amongst others) is also on offer. Cooking is homely, and redolent of what your grandma might have made you if you’d grown up there. We wish we had. Meals were all taken on the outside veranda to get the most of the incredible views. Highlights included ackee and salt fish dumplings as well as plantain porridge lightly spiced with cinnamon and nutmeg for breakfast, jerk chicken quesadillas for lunch, and rich, slow-cooked, umami oxtail for dinner. We also loved the arrival of fresh fruit platters that appeared each afternoon.

There are of course restaurants nearby (you will likely eat out for some meals depending on your schedule, Prospect will assist with suggestions, bookings, and transport as none are within walking distance). In Ocho Rios itself try Miss T's Kitchen (for authentic Jamaican cuisine), Christopher's at Hermosa Cove (locally sourced fare at tables overlooking the ocean – we like the sound of curried goat ravioli), Ciao Bella Art Cafe & Restaurant (traditional Italian plus a shop featuring Jamaican made art and gifts), and Uncorked Ochi (fine wine, cheese from all over and light vibrant plates).

Activities

  • Visit Dunn’s River Falls to see cascades of water flow through overgrown jungle, but go early as tourists quickly amass
  • For a beach day, check out Mahogany or Turtle Beach, at just 10-15 minutes away respectively. Ask the team to arrange a car
  • Jamaica is famous for its rum, and a half-day trip to the distillery at Worthy Park around an hour away leaves visitors waddling home, sated with history and the good stuff
  • Travel slightly further afield and spend a day walking in the majestic Blue Mountains which Prospect Estate can arrange for you. Luscious, verdant, rolling mountains covered in the most vibrant of green trees and flowers make for delightful hikes
  • Test your mettle with a quad-biking tour of the Estate booked through Yaaman, which runs a variety of adventure activities, discounted for Prospect Estate guests
  • Ocho Rios (a 6-minute drive) is a popular tourist area in its own right, with beaches, bars, restaurants and clubs. Sights include Mystic Mountain (an attraction inspired by the Jamaican Olympic bobsled team) and Dolphin Cove where you can swim with dolphins

Kids

Families are very welcome at Prospect Estate. Every villa works for a family or two, and the whole estate is perfect for family celebrations with private chefs and concierge services. We think kids would love the space to run around, and each villa has a garden and private pool.

Family friendly accommodation:

The smallest villa (Wag Water) has three bedrooms, the largest (Frankfort) comes with six and both are recommended for families. The remaining three villas have four bedrooms apiece and of these Eight Rivers is probably best for families. Each villa regardless of size has two bedrooms which can be set up as twin beds on request, and all can have an extra bed or a baby cot added but note that these need to be booked in advance.

Prospect Estate is located on a tranquil stretch of Jamaica’s stunning northern coastline, just east of lively Ocho Rios. The quieter towns of Oracabessa and Runaway are equadistant east and west of the estate.

By Air:
Direct flights to Montego Bay or Kingston leave almost daily from the UK and other European hubs, depending on the season.

By Car:
From Montego Bay it’s a two hour drive to Prospect Estate and from Kingston it’s around an hour and a half. Transfers are easily booked through Prospect Estate’s team, who can also book transportation around the island for you. It's also possible to hire cars from the airport and self-drive.
